How Long Do Seattle Real Estate Photos Take?

Getting the listing agreement signed is just the beginning of the scramble. You immediately start calculating the timeline to hitting the MLS. Agents constantly call us trying to figure out exactly how long Seattle real estate photos take from start to finish. We shoot thousands of listings across our markets. I completely understand the pressure of that Thursday night MLS deadline. Here is exactly what happens during the shoot. I'll also walk you through the editing bay reality, and tell you when you can actually expect that download link.

Time spent on site at properties

Let's talk about the actual appointment. A standard shoot is rarely a quick walk-through with a point-and-shoot camera. For a typical three-bedroom mid-century home in Shoreline or a classic craftsman in Ballard, our photographers spend about an hour on site capturing standard HDR Photos. That hour is packed with precise framing. We're adjusting lights, moving rogue trash cans, and finding the best angles. If you're adding video or a floor plan, that time extends.

Booking our Premiere Package adds an immersive 3D Matterport tour buyers can walk. Scanning a home with a specialized 3D camera requires us to place the tripod every few feet. It's incredibly tedious work. This adds another 30 to 45 minutes to the shoot depending on the square footage. Larger luxury estates in Bellevue or Mercer Island easily stretch into a two or three-hour appointment. We need time to capture the scale of those massive properties. Time on site directly correlates with the size of the home and the specific media you order. We won't rush the process just to get to the next house.

Dealing with Seattle weather and lighting

You can't talk about shooting homes in the Pacific Northwest without addressing the sky. Our infamous cloud cover actually acts as a giant softbox. It provides beautiful, even light that prevents harsh shadows from ruining an interior shot. But when the rain gets heavy, things change entirely. We sometimes have to pause exterior shots or reschedule drone flights.

Our photographers constantly monitor the radar during our routes. Say we're shooting a waterfront property on Lake Washington. Capturing that view is the whole point of the listing. We might adjust our flow through the house to grab the exterior shots during a brief break in the weather. Capturing a twilight photo is another beast entirely. We have to arrive at a very specific window just after sunset to get that perfect glowing sky. That means twilight shoots are firmly dictated by the time of year and the daily sunset schedule. It requires intense planning to pull off correctly.

The reality of the editing process

Hitting the shutter button is just the collection phase. The real work happens after our photographers pack up their gear and head back to the editing bay. Raw files straight out of the camera look flat. They simply don't represent what the human eye actually sees when standing in a staged living room. A camera sensor just can't process dynamic range like a person can.

Our editing process involves blending multiple exposures for every single angle. We do this to ensure the bright window views of the Space Needle or the Puget Sound are perfectly clear while the dark interior corners remain well-lit. Color grading is a massive chunk of the workflow. We correct the weird color casts caused by mixing warm indoor lamps with cool gray Seattle daylight. This post-processing takes hours of dedicated screen time. Even with that heavy workload, we guarantee 24-hour delivery on photos. We know you have tight MLS deadlines to hit. Check our real estate photography page for more details on our standard delivery promises.

Factoring in video and special packages

Basic photography moves fast. Adding high-end video production changes the entire delivery timeline. If you order our Cinematic Package, our team is shooting a premium, color-graded cinematic tour up to 2 minutes long. Video requires completely different equipment setups on site. We use heavy gimbals. We swap to specialized lenses and set up complex lighting rigs to get a highly polished look. Balancing a gimbal alone takes time.

The editing for video is significantly more complex than still photos. We have to cut clips to the beat of the track. Then we design the ambient sound. Finally, we apply intense color correction. While photos come back in 24 hours, intricate video edits often require an extra day or two in the pipeline. The Zillow Showcase Package is another popular option that includes professional photos plus an interactive Zillow Showcase 3D tour. Processing that specific 3D model through Zillow's servers adds a rendering period we can't speed up. You need to account for these processing times when promising a live date to your sellers. Check our pricing to compare these options.

Why your listing might face delays

Our 24-hour clock starts the moment we finish the shoot. Sometimes the actual appointment gets delayed by things entirely out of our control. The most common culprit is a house that simply isn't ready for the camera. If our photographer arrives in Queen Anne and the cleaners are still mopping the floors, we can't start shooting.

Moving heavy boxes or hiding pet beds eats into our scheduled time. Waiting for the landscaper to finish blowing leaves off the driveway just compounds the problem. It happens way more often than you'd think. I highly recommend sending our shoot prep guide to your sellers a week before we arrive. Another delay happens when payment logistics get messy. To help agents avoid this friction entirely, we offer a "pay at close" option. You can defer payment until the listing actually closes. This removes the immediate financial bottleneck so we can just deliver the media and let you get the property on the market. We have 171 reviews and a 5.0-star Google rating because we make this logistics side incredibly painless.

What agents should completely skip

Part of being a professional is telling you what not to buy. If your listing is a complete gut job in South Seattle being marketed solely for the dirt, don't order the Luxury Package. Our signature film with full sound design and a social edit is incredible for high-end luxury homes. It's a complete waste of your marketing budget for a tear-down property.

Stick to basic HDR photos and maybe a simple drone flight to show the lot lines. Don't pay for a 3D Matterport tour if the floor plan is disjointed and the house is totally vacant and unrenovated. Buyers will just see empty, depressing rooms. Save your budget for the properties that actually benefit from an immersive presentation. Focus on speed and clear documentation for the fixer-uppers. Let us get in, grab the shots, and get out so you can list it tomorrow.

Can I get same-day photo delivery?

We guarantee 24-hour delivery on all standard photos. Same-day delivery is occasionally possible if you book the very first morning slot. You should still plan your listing schedule around our strict 24-hour turnaround to be safe.

Do twilight shoots delay photo delivery?

Yes. Because twilight shoots happen right at sunset, the 24-hour processing clock starts much later in the day. If we finish shooting a twilight home in Magnolia at 9:00 PM in the summer, you'll get those photos by 9:00 PM the following evening. Plan accordingly.

How early should I book shoots?

Seattle real estate moves in aggressive waves. During the busy spring market, our calendar fills up several days in advance. I suggest booking your shoot at least four to five days before your target shoot date. This ensures you get the exact time slot you need for optimal lighting.
